The completed redevelopment of the former Barclays Bank site is part of Flitwick Town Council’s long-term vision to invest in and revitalise the town centre.

FTC purchased the building in November 2021 with planning permission for the development given in December 2024. As the landlord of the building, FTC will be leasing the space to commercial tenants.

 

3 STATION ROAD - UPDATE 18th February 2026

Many residents have been asking what’s happening with 3 Station Road, and it’s understandable to want clarity. Two potential restaurant operators did come forward and, in both cases, spent around three months seriously exploring the opportunity before deciding not to proceed. This wasn’t a quick decision, but a reflection of how challenging the current trading environment is, particularly for the restaurant and hospitality industry.

Businesses are currently facing higher operating costs and reduced reliefs, which makes committing to new premises more difficult, especially where fit-out costs are high. The market position has also changed significantly since decisions were made over two years ago, which helps explain why opportunities that once looked viable are now taking longer to come forward or no longer stack up.

We also know that Flitwick town centre can work when the right business is in the right place. The success of The Cottage Bakery shows the appetite locally for good, independent operators that add something distinctive and are well used by the community.

Residents have consistently said they want something that brings life into the town centre and feels like a genuine addition, not just another unit filled for the sake of it. A restaurant remains the preferred option for many people and is still seen as the best long-term fit for the site, a view shared by the commercial estate agents advising on the property. At the same time, widening the search to other sectors gives the best chance of bringing forward something different, sustainable, and genuinely positive for the town centre.

The opportunity for the building will now be re-marketed by our commercial estate agents, who will bring fresh ideas and a renewed approach to ensure the Council attracts a business that makes a real impact on the town centre and the wider community. As part of this process, you will soon notice new marketing boards being erected on site to promote the opportunity to potential occupants.

 

COTTAGE BAKERY CONFIRMED AS RETAIL TENANT
JUNE 2025

Flitwick Town Council is delighted to welcome local family-run business The Cottage Bakery to 1 Station Road in Flitwick—bringing freshly baked bread, cakes and pastries to the heart of town.

Opening later this autumn, this fantastic addition to the town centre will create new jobs and fill a long-missing gap in our high street offering.

The building has been divided into two retail units, which are being leased commercially. The tenancy process for the restaurant unit is ongoing, with further announcements expected soon.

BUILDING WORK TO START ON TOWN CENTRE FLAGSHIP PROJECT 
JANUARY 2025
An exciting new chapter in the re-development of 3 Station Road (former Barclays Bank building) begins next month.

Building work will start on 3rd February to transform the building into a two-storey casual dining restaurant and a retail space.

Over 13 weeks, the interior of the building will be refurbished into two units; a retail unit and a separate restaurant space. Apart from the new roof installed in November 2024, this will be the first visual change to the building, with exterior work taking place, including new windows, entry ramps, and steps.

ADDITIONAL £91k FUNDING BOOST FOR REDEVELOPING FORMER BANK BUILDING
MAY 2024
The project to transform 3 Station Road (former Barclays Bank building) into a two-story restaurant and adjacent retail unit has received a second funding boost, this time from the government’s UK Shared Prosperity Fund programme.

The Town Council has received £91,000 from Defra’s Rural England Prosperity Fund (REPF). This government funding is being administered as part of Central Bedfordshire Councils (CBC) (UK Shared Prosperity Fund programme.
